situation

on a small site on the outskirts of the city of budapest a few hundred meters off the river danube, lemo wants to erect a new building for administration and production instead of the existing provisionary construction. the quarter has been classified by the town authorities as developmental area allowing the construction of industrial and service's facilities. the project of lemo Inc. is the first one and ought to set positive signals for the future development. a representative architecture is desired which also corresponds with the client's wishes.

the space allocation plan is highly demanding considering the location's conditions. furthermore there are obligations by the town authorities concerning the greening along the road which should be developed to a representative avenue for the new zone.

solution

the new building has to be designed with several storeys in order to satisfy the space allocation plan's demands. the administration wing is situated towards the main road, slightly backwards to it the production wing is connected by a joint. the stairways, the staff's entrances, the lifts for persons and goods are in the connecting joint.

the administration wing is fully glazed and has solid fins to protect from the sunlight which at the same time are integrated as creative elements. the production wing is divided by two glass slits. Therewith daylight can enter into the building. the production wing has a façade with bands of windows which are hardly to be seen from outside because of a metallic net which gives the impression of a closed cube. By this design transparency is deliberately made visible (administration wing) or hidden (production wing).

in the basement of the administration wing there are the staff's lockers and the reception, the cafeteria as well as the offices are on the ground floor. More offices are on the first floor. the glass cube, suspended on the façade, in which the meeting room is located, can be reached over a bridge. by this a most attractive place for the meetings could be created and at the same time the main façade was enhanced by a strong visual element. the property manager's flat as well as five studios for swiss visitors are on the second floor.

in the production wing's basement there are the storage, the building services including water treatment and the basement garage for 20 to 30 cars. the delivery and production rooms (calvano) are on the ground floor. the remaining production rooms are on the first floor.

the visually striking suspension of the ceilings on the central axis allows production rooms without pillars on the first floor. This increases the flexibility. at the same time the distribution of technical installations is arranged along the central axis on the roof. this facilitates a possible extension of the building. the clear structure of the constructions on the roof produces advantages in the use and a better architectural effect.

as already mentioned in the starting point the environmental design has been very important. trees will be planted towards the residential quarter as well as on the parking. the green roof is an additional visual enhancement and allows at the same time the retention of the rain water.

the main façade with the glazed meeting room and the dark metallic net in front of the production wing is an attractive sight. by night the company's logo can be projected by flashlights onto both façades covered with metallic nets. the illuminated surface of the water sets an additional creative accent. by this the positive signal for further development in this area is set.
