inital position
in the
extremely tight shared kägen-accommodation (industrial zone)
in reinach/bl an
existing building ought to be rebuild, increased and extended by a new
building. on the recommendation of mühlemann + partner a
master plan about the
whole area was issued to scan the development potentialities and
process
enhancements of the
available
features thoroughly. it was essential
to
make sure that the increase and extension will not become an obstacle
for
future utilisation.
the soultion
due to the
questionnaire gathered by mühlemann + partner the current and
prospective
requirements and necessities of the customer could be clarified
relatively
specific. based on this m+p developed a master plan which facilitated
the
maximum admissible exploration of the area. production spaces and
office space
could concerted kept apart without loosing the necessary adjacency. the
heavy
traffic (delivery
and dispatch) is newly
concentrated on two locations which eases the handling and increases
the
safety. even though the maximum construction is carried out the green
area on
the plot can be optimized and enlarged not least because the over
ground
parking space is replaced by an underground parking at which newly also
parking
space for third parties (tenants) of this accommodation will be
available.
With the
modification and extension project the detailed analysis showed that
the
structural analysis for the required increase of two floors for office
and
production use did not suffice. merely one floor with adequate floor
loading
for offices could have been provided. simultaneously the project team
realized
that in the existing production building very different floor loadings
are
possible. in fringe areas merely 500kg/m2 were determined in the centre
however
2’000 Kg/m2 which hardly allows any flexibility in use.
besides the chosen
planning structure has not been consequently implemented so that
checkpoints
like concrete walls, chambers or stairways are often displaced opposite
to the
planning and shoring pattern.
m+p used the
possibility generated by the increase and extension to compensate the
most
rough scarcities of the existing building. the increase was carried out
by a
“taburett” put over the existing covering. the
offices were consequently placed
by the planning team in the areas developed by the increase while the
production was left in the ground floor and first floor thereby the
existing
production floors can be used without adjournment or confinement until
the
complete implementation of the extension ( new construction).
additional space
necessities can be created in a later phase by an increase of the
extension
building here are the static requirements in line with that already
today.
because of the
complete closed stairways were barely used by the staff and the ware
elevators
too often engaged solutions for improvements were demanded. With an
opening and
glazing of the facade at the stairways friendly and light rooms are
created
empirically much better frequented. The existing storage and production
spaces
in the parking floors ought to be omitted and all needless partition
panels
removed. The m+p planning team proposed to lead the infra structure
lines open
in order to be able to execute necessary adaptations, extensions or
repairs in
future phasing with more efficiency.
